Set your own minimum standards, don't let the bank decide that for you, and you may find yourself not living paycheck to paycheck.Oh and don't be surprised when the bank teller makes a funny face when they read your account nickname next time you are at your local bank branch.

The upside is that the seller gets a real written offer, and sometimes sellers can make surprising decisions based on real offers in their hands.

I'm a little surprised because this guest has twelve 5-star reviews on AirBnB.From reading the collective wisdom of this group, I know that all the above is small stuff.

You'd be surprised how many investors are receptive to that.

BTW, this is where having a real estate agent is useful as they manage these details and explain them to you so you don't have surprises like this. 

JUST DON'T BS ANYONE (EVEN IF A AGENT WASN'T INVOLVED)IVE NOTICE A LOT OF WHOLESALERS WHO FAIL AND/OR HAVE DEALS FALL THROUGH DON'T DISCLOSE EVERYTHING UP FRONT WHICH LEADS TO A SERIES OF "SURPRISES" FOR BOTH THEIR BUYER AND THE SELLER..
