so comparing miami to ohio or kansas or iowa is very wrong in my own opinion, because you are comparing diet coke with unsweetened tea, once the economy created its own pattern of success , comparing it to other town would not be accurate becoz the methodology of understanding the phenomenon has not been researched yet.like california is now the strongest market in usa although price wise it is the second highest and huge pop declines.

Hi BP Community,I’m looking into my first out-of-state multi-family partnership with someone that already has experience in the local market and connections to the operational teams required to make out of state investing successful.

I know there are successful investors there.I have a couple of great realtor/investors that work that market hard if you need great boots on the ground. 

While he wasn’t successful getting the insurance companies to accept liability (initially), he pointed out to the plaintiffs attorney that (1) the owner of the condo was an LLC, not me personally, and that’ll business concerning the condo was done in the name of the LLC, and (2) the only asset of the Series of that LLC was the condo itself, so that the legal entity owned only that single asset.  

I’d love to hear about your recent successes, challenges, and what’s working in your market, especially when it comes to the process of finding good deals, putting them together and making a profit.

Not everything is about constant success and doing more to get more.

Has anyone had good success wholesaling out of the Dfw area and what tactic worked best for you on finding motivated sellers?

Networking is also crucial for success in real estate, so look for local investor meetups or connect with others online.

So, it will still be dependent on you to make MANY decisions that bring the project to a successful conclusion.
