The most interesting part of their "free" seminar when I attended a couple years ago was seeing how many times they reused the same photo in different slides in their crappy powerpoint.

I'd hate to refi into a higher rate, but I assume it would be wise from a CYA perspective if I were to hold onto the property.If I need to include more information in order to receive a response, I'm happy to do so.Thank you so much for your time and I look forward to your replies.Hi Jimmy,You have a golden tenant and this is one of the main reasons why I would hold this property.I have been involved in numerous RE transactions over the years and know that you don't buy tenants but rather properties.In your case tho, if she has been there for so long with you owning the property over that time and now she wants a new 2 year lease, I would definitely let the above rule slide lollolThe $50 per month is not a big cashflow but the property being located downtown has potential for growth IMO.

Yet, I think simply dismissing it as where you pay more for fancier areas, get lower ROI but likely better appreciation, better tenant pool, etc. as if its just this basically even sliding scale with less and less ROI but more future appreciation, etc is also selling things WAY too short!

The big banks, particularly the ones - like Chase, City & BofA - that got hammered in the mortgage crisis and the subsequent lawsuits, are not good options for anything other than the most standard and traditional of circumstances for mortgage lending.

The subsequent earnings and capital gains will be treated with the same principals.In COMMUNITY PROPERTY states, earnings by either spouse during marriage and all property bought with those earnings are considered community property.

They slide well, but the wood frames are drying out and beginning to crack, and several of the screen frames have been bent. - In a flip situation, I would take the need for new windows into account, but my realtor advises me that the state of the windows shouldn't be considered in the offer price for a rental property.

The larger payments you suggest may hinder you from qualifying for a subsequent purchase and thus you end up with lower cash flow AND Lower equity.
