If you aren't going to 1031 and bought a while ago, sell only a couple per year or stroke a large check to your state and Uncle Sam.  

I had a stroke a few years ago and my wife did not inform me about getting a renewal notice and The Texas Real Estate Commission had no sympathy to me and told me I would have to start all over even though they had made about $10,000 from me over those 30 years.It is good that you and your spouse are working together to get involved in real estate investment. 

In a single stroke, thefts dropped dramatically, but it was still being shipped out of state to neighboring counties, who eventually updated their laws.Since then (3 years ago) I don't know of a single outside unit taken.

Many others are the outside looking in and read some news stories and have maybe one experience with it and paint broad brush strokes as to what is happening in the space.Industrial the newer buildings with higher ceilings for warehouse and distribution are more in demand from larger companies.

Really all it does is stroke their own emotions as a landlord......

1st investor requested 2 extensions but still couldn't secure funding so they backed out. 2nd Investor requested an extension then had a stroke. 

Ego stroke - Congratulations Ryan, that is a huge accomplishment.

Right now however you can get over a 1/4 down stroke on the 5 million dollar Mansion I have tried to tell about in some other threads and owner finanancing for the balance at 4% as as a bonus I am sure we would toss in the Rolls Royce as well and return it to its original resting spot.

To the casual observer who focuses on other asset classes some read a story, see a few struggling properties, and paint broad brush strokes.
