This home gets abused by the salt water and sand constantly and to add to the issues, I have rust stains and streaks from the bolts and nails so I'm looking for a low maintenance solution that will look great year after year.

There are hardwood floors that will need to be sanded and re-stained upstairs.

They're not smoked in the quantities required to stain the walls brown or to make everything stink... not for lack of desire, I'm sure, but due to the expense. 

If you use a simple clear poly instead of a bunch of stain then one tip is you can scrub with steel wool and re apply poly in just that section.

Is there water stains in the inside walls of the house that was discovered? 

We are putting a washer and dryer hookups in each unit, fixing the side walk and getting landscaping (which is a must), taking out popcorn ceilings in 2 units (the other unit looks fine) bc there are stains and smoke smell.

I never recommend "Bringing one to it's former glory, with the crown molding and the stain glass, preserving the natural.... blah.)
