Your number 3 has me thinking about owning real estate on the moon:) I'd encourage you to read through The Ultimate Beginner's Guide for Wholesaling as it takes you through the ins and outs of wholesaling.

I would encourage you to rent it and refi it, if you sell it a year later when tenants are in and out you can sell the property again and just do minor touch ups, and guess what?

Hence, I partnered w/experienced players, found a role that fit my schedule and encourage others to do the same to get into bigger properties, enjoy scale and manage my time how I want to.  

(DO Ask for receipts if it's for material deposits.)Share competing bid information and "bid shop".Encourage bidders to get into a bidding war.Try to low-ball contractors.....they will try to cut corners or make it up with change orders a lot of times.And finally, DON'T assume that "All Contractors are Crooks" or that "All Contractors Will Rip You Off".

I'd encourage you to pick a strategy and then learn what's needed for the first step and do it.

I did my first flip without BP and learned a ton, but have been immensely encouraged and inspired by the education and value brought by both the website and the podcast.
