I'm not sure what houses are going for in your area, but driving for dollars and looking at craigslist are doable ways to find properties to wholesale and it doesn't cost to find them.

Put in your offer through the listing agent. 100 offers through 100 different listing agents is more doable than 100 offers through the same poor buyer's agent.

Most homes that are renting for 1200 per month here in okc are 150k to 170k houses.  5 or 6 years ago this was more doable but now it is tough but who knows maybe it will change in a few years.

Turnkeys are a good idea and that wasn't a bad suggestion at all. 2-3k a month from 100-200 might be a bit much right away but doable.
