I had a seller instruct me recently to counter an offer from an unrepped buyer that they had to use an agent (seller is also an agent so they know the deal, there’s a much higher likelihood of the transaction going smoothly and making it to the closing table when there are two agents involved.

If I can purchase this property smoothly and it all works out then I know he will be ready to start selling me his other properties in the same fashion so that his trust just receives a monthly cash flow payment from them instead of his family having to deal with the properties when he's gone.

A program like PriceLabs also seems like a simple way to make sure pricing stays competitive without having to manually be on top of it.The goal would be to hand this off to a property manager after 90 days or so once we feel confident things can run smoothly with us moving away to the next project.Open to any and all ideas!
