I agree, the people are nice, the area is nice, cost of living, taxes, economy and all is nice too.

This economy is very turbulent, be very careful buying notes right now.

BTW - Gloating about oil gains is not the way to make friends in this economy.

Some plumbers, especially new build/remodel plumbers, are hurting for work due to the economy and are more willing to work for cheap!

I think one can blame gas, or the age of the baby boomers, or the general economy but whatever you want to blame, RVing is down.

I'm pretty much in the same boat as you -- getting started in real estate with a bunch of cash on-hand...I've been doing a lot of research over the past several months, and have decided to focus on apartments (buy and hold) for several reasons, with economies of scale and the ability to outsource management being the two big reasons.

Looking at the current state of the economy of foreclosures, over-analyzing of investment properties was not the problem.

I look for institutions that will keep people in that town in a down economy for psychological, sociological or religious reasons.
