Depending on the size of the down payment, we could take on a property that needs a bit of work.I have been using the BiggerPockets calculator to analyze deals though I'm having a hard time finding any that have positive cash flow in the first few years. 

Get a feel for the Size ($) of the discussion from the LLC or Non profit standpoint.

We've actually done a few this size as all single asset loans for clients who wanted a full 30 year term. 

I always have applications on a table that can be freely taken, however, I have already sized up the potential tenant at the showing and ask them directly how their credit is and anything else appropriate that is important to me.  

Without seeing pictures of the tree or the size, its one of those situations where you are d@mned if you do and d@mned if you dont.Also, What does your lease say about taking care of the property and maintenance?

If you paid it down, you can always lump sum some money towards WL, but is limited to the size of the contract.Dont get to think WL as investment.

You can start down sizing. 

Mubarak, Depending on the size of your porfolio I'd do software demos for Appfolio, Rent Manager, and Rent Vine.I currently use Housters and Appfolio.

If I get a new home at 6-7%, to get to the same size of a home, same age, same size yard, everything, that is a $1.3-$1.4M home, which is incredibly expensive.
