We do leave shovels and salt on the property, but I specifically try to avoid asking them to shovel.

Thousands of homes in TX, LA, & FL are dealing with flood damage right now that are not in flood zones.Workers Compensation coverage if you have anyone on payroll, any subcontractors that do not have their own coverage, or if you have any Statutory employees (most common would be realtors).Business Auto may be needed depending on the ownership, size, type, and use of the vehicles used to service the properties.Equipment coverage may be needed if you have Tools and Equipment you use to maintain the property such as Tractors, Bobcats, power washers, generators, etc.Builders Risk policy could be needed if you are renovating a property before renting it out.Hope this helps with some possible policies you may need.

Of course, you must have a plan - cash reserves, ability to manage, repairs, etc - but the same things that can go wrong in your house can go wrong in a rental, only the rental will be paying you rent, while your own house you will be shoveling money towards the mortgage.

tough spot to be in for sure. looks like you're about to learn a lesson. hopefully it all turns out well. some say to treat it like a business others say go with your heart. any way you cut it looks to be a tough choice. i was told once that there are no such thing as bad tenants just bad landlords. so if you let her get to far behind on her rent that she won't be able to catch up try and remember it's not all her fault. i'm not saying to evict her. but you might want to take away the shovel before she gets in a hole to deep.
