That said, many of the issues you pointed out have more to do with the policyholder than the product often times and ironically are parallels to what I'm certain to be issues many of YOUR clients face (inability or lack of desire to understand finances, nuances of financial planning, budgeting, investment options, taxes, retirement planning, estate planning, etc.).

Other than that it seems like you have a lot going for the property considering the proximity making it very desirable.

The interest only payments and great leverage should allow you to turn it quickly and reap your desired profits.

That would increase the desirability.

Depending on your desired investment return and path, you can then structure your deal.

I would also appreciate if you could shed knowldege on a newbie as to how you determine if a certain market is desireable.
