I am co differing buying a VR to get into a school district for my son and it’s a good deal so I am comfortable.

I intend to invest in a 3 BHK single family rental, around 2000-2500 sq ft and good school district in the Houston suburbs of Cypress, Katy and Sugar Land.Looking to connect with investor friendly agents with knowledge about the region to get an understanding  and initiate conversation.

I have been looking for properties to purchase, so  that she can live there for the school year with one or two room mates.

If you have a contact at the hospital or a connection at the school you could judge demand.

Before investing in any area, conduct thorough research, consult with local real estate professionals, and assess factors like job growth, crime rates, school quality, and demographic trends.

I plan to use the old school methods of growing...no pesticides, or chemical fertilizers.

I should have mentioned to that I would do this approach with a property that is in a good neighborhood with very above average school system and safe, desirable community.

Do not use your friend from grade school unless they know what they are doing. 

There's an entire semester-long course in law school called Civil Procedure (the absolute worst - *shudders with fright at the memories*) about figuring out the answer to that question based on the facts.
