It’s a good idea to see how other investors are doing in this market and think about long-term maintenance costs to ensure your cash flow remains strong.

Rougher parts of town have increased maintenance/cap ex, vacancy, rent delinquencies and defaults, and level of effort to manage.

If your lease includes this provision, I recommend issuing a lease violation notice for not allowing maintenance to enter and carry out essential repairs.  

Are there potential gremlins like deferred maintenance or large capital expense looming? 

I ask if BY TEXT during the screening if they can handle of that (the money and the maintenance).And last and most important, I do a home visit at their current residence.This isn't everything - my screening checklist is nearly 4 pages long - but it's the big stuff.

I know there are the obvious PITIA items but what about property management fees (I plan on using a property manager), maintenance/repair allowance, and vacancy allowance?

I recommend setting your expectation of the level of cleanliness, maintenance of the yard and grounds at a very high level to the tenants.  

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

If we make a profit of $130k by selling the townhouse and minus all the cost (agent commission, selling cost, maintenance), then we use it to recast on the sfh, the sfh mortgage will be down about $800/month.
