@Benjamin Carver Benjamin I suggest that that you start from where you are.The projected numbers will always be changing until they become actuals.The pro forma you initially create will morph along with the updated and refined data that you feed into it.

I got the initial rent relief in California and my lazy tenant is taking that as a free ride tell god knows when.

But you said it best, it's about what risk is worth taking and I will need to figure out if I want to stress a little more or relax and ride the wave. 

Wondering when the train ride will end...or if we should just ride it until the rails fall off. 

Not sure if property management is taking me for a ride .

What a roller coaster ride, but wow...what a great feeling to finally close on it.So now, I'm focused on working with my property management company to get units upgraded/back online, and continuing to learn the ins and outs of owning a property.

So much rides on the successful completion of my first project!

At any rate, it seems like it was a good ride but as we know, all good things eventually come to an end and nothing lasts forever, enjoy it while you can and prepare for the next chapter to be your best chapter yet, onward and upward my friend!
