When wholesaling,  is the goal to stay away from homes represented by a real estate agent?

Don’t go by what the agent says about the tenants they represent.

This represents the broad market areas that are most impacted by proximity to Fort Bragg.1. 15% to 20% of the population move every year!

It is best to think you are talking to a HUD representative every time you deal with a prospect. 

I tried calling them and the closest I got was to the representative of one of the district offices.

As you know what that represents it does not really matter, it's up to you. 

While we try not to re-trade if the due diligence uncovers what was represented, if it is grossly misrepresented, as it seems to be here, we have no problem revising our offer. 

To add to Jay's great points.. what part does this lot represent of your portfolio or nest egg? 

I was talking to a co-worker that just got his second property and he told me that he pays 8%/month and 1 month rent for a new tenant placementThese means that every vacancy represents TWO MONTHS of lost rent!
