@George BaileyI spoke to a bank and they said a visa is ok but I mentioned that the visa may require renewal every 5 years so they offered balloon before expiry.

If this continues every month, maybe just not renew her lease in the spring (as it will be much easier to move someone in that time of year).

Private money is an option too, but my father is having his HELOC renewal so that is not viable now.

With cell towers most leases have primary term and then lot's of options for renewal in small 5 to 10 year blocks.

As a regional property manager with over 800 units I heard a lot of complaints about not having central air from the tenants especially around lease renewals. 

You are required to give notice to non renew according to your state codes.

The only problem was, that renewing cost was double and depending on your plan, they also charged me $100 for every service call.

What’s up BP, I currently have one rental property that cash flows around $240 a month, the tenants are great and have already asked to renew the lease when it is up.

There was a handwritten clause stating "tenant has option to renew lease" at the bottom of the contract.
