A house that sells turnkey retail for 60k at this late phase in the market, that would probably easily cost at least double that to rebuild is a house that has gone DOWN in inflation adjusted value, probably consistently for decades on end.

We're gutting the thing down to the studs and rebuilding it saving not much more than some sub floor and the framing that had not changed per the plans.

If that property gets destroyed you wouldn't take that payout and just rebuild the absolute nicest building in the neighborhood (IMO), you would pay off the loan and go find 5 new deals.I would shop around for an insurance company that lets you insure for purchase price or slightly above.
