Did you seek some specific investor out or did you randomly find them?

The bigger issue in our area is most "deals" are based on randomly generated repair costs and pie in the sky ARVs. 

Also, our fridge is leaking and our water randomly shuts off and we barely get hot water?

Then you can ease up after, but periodical and random intervention to check up can keep them on their toes to make sure they are not being lavish in their capex/maintenance requests and working for the investor.
