In an ideal perfect world you are cash flowing or near break even starting out and also either buy the property under its actual value or add forced appreciation quickly. 

Many of the investors that I have worked with have found our off market inventory perfect for 1031 investment.  

When the economy tanks, my affordable rentals ($1700-$2200/month range) will be in higher demand.

If utilities are involved its HIGHLY unlikely it is a perfectly round number like $5k. 3.

I'd may send a copy of the rent increase letter by certified mail but maybe not, depending on what all i'd learned so far.I'd always be respectful and positive and stress that the house isn't perfect but my duty is to fix what is broken and their job is to pay on time. 

A property just popped up FINALLY close to campus, would be perfect for our junior (and OUR FRESHMAN who can live off campus May 2025).BOTH sides of the duplex are leased until May 2025.
