Good stuff Dave Van Horn I understand that the one thing that long-time note investors don't need is access to funds with JVs, but I was thinking I could include the legal work without charge for any notes in Ohio as away to get a seasoned vet onboard for a partnership deal.

Unless you will be living in one side of the car and renting out the passenger seat, who cares if it messes up your loan.  

Other than that the complexity of a reverse make it imperative that you get a QI on board who's got a bunch under their belt  The structure to make them work is so key and unique to every situation. 

Get them on board with how you operate
