I like your idea of a laundry empire - I have the same vision as most of these businesses appear to be run in a lackluster manner or in a less than optimal way.  

How big/small to keep them for optimal appeal and what are some of the operating costs.

Optimize expenses and rents.

This would be less optimal of course since you need your funds to improve.   

Consistently thinking realistically beats the crap out of optimism and keeps your head where it needs to be.
