In TN, if the activity was "open and notorious" such as building a home over the parcel line, and it was done for 7 years or more (in TN), then the owner of the land previously now has no legal claim to it.

My logic is that if either of us HAVE to work, I'd much be rather it be me working real estate where I have much control vs her working the business where we're dependant on contractors, clients and the market which are all notoriously unreliable, very stressful and very time consuming.

Some sellers may not want or be able to (due to moving, buying another property, etc.) wait that long.An FHA inspection is notorious for being stricter about the condition of the home than conventional. when I sold my primary home to an FHA buyer a few years ago, I had to fix a small section of rotting wood in the frame of the garage door at a cost of several hundred dollars- because you can't just fix a few inches, you have to replace the whole side!
