Back when I was brokering commercial real estate 100 years ago I had a deal on a small office building fall through when during the walk thru just prior to closing the buyer insisted on checking the candy vending machine and verbally to;d us and sent us a follow up letter informing us that he wasn’t going to close because the Baby Ruth’s in the candy machine were stale.

When a buyer knows they want to buy and buy again fairly soon they need to target the homes in order.Bank loopholes which cannot be questioned; Buying smaller home first, then buying bigger home (Sqft/GLA) we review it as growing family, need space for office, dogs etc..

So, most likely going from a lower rate conventional to a higher rate DSCR you will be just making your DTI worse not better. 2) However, most loan officers do not seem to know how to calculate rental income which often results in incorrect DTI numbers.
