On the flip side I've seen neighborhoods where we manage multiple units and the house is leased in less than 2 weeks.

But like I said we want a specific neighborhood so since nothing has been on-market there we decided to try to and test our luck.  

I guess my questions is: could I purchase one policy that would cover the tenants in multiple units?

BUT I feel like I still have to have a ton of involvement especially with multiple rehabs etc, to dictate what expense is from what property and what the purchase was for etc. to be sure deductions and depreciation are correct.

It also sounds like you don't fully understand the laws.I took his post to mean that originally the tenant was paying the full rent by making multiple payments late during the month, but then started to fall more behind by only paying a total of 50-75% of the rent each month.

I would setup a Series LLC to begin with if you plan to have multiple properties or businesses.

I have a few different bank accounts with multiple banks for different reasons (business partnerships, bank relationships, etc.)

Whether your properties are in your name, titled to multiple LLC's or a mixture of both.....the real estate and the guarantee are what matter most.
