Some of the failure mechanisms are rusted connection hardware, crack treads, spalling from freeze-thaw cycle, and decay from moisture.

A contractor came out today and said it would cost roughly "at least 10k to 12k" to attend to the structural and other main issues, not including removing and replacing the crumbling concrete foundation, replacing mechanical door, side door, painting, plus anything that reveals itself once he's into the work etc.

I would also consult an accountant or lawyer about the 1031 mechanism and the exact specifics on how to execute it. 

this is what I see as some of the advantages of umbrella policies:No need to isolate finances as can be the case with other protection mechanisms. 

Although most lenders have access to the same products, 99% of lenders out there don't understand the mechanics of house hacking.
