Sounds like mostly a marketing thing from what I just read.

With that said Phoenix had one of the highest home price declines in the last market down turn.  

I help investors find opportunities in the NYC market, specializing in residential and commercial properties.

The differences lie in how they aggregate, update, and present the data.

Our customers are a mix of 1) DIY owner/operators and, 2) investors who use one or many full-service PMs to handle day-to-day operations in their local markets.

I don't think either Southlake or Frisco are good rental markets. 

Thus, the realistic options are 1031 to DSTs or sell, pay tax, and invest in marketable securities!?  

Is it way below market?

And for once I bought at the right time in the market 6 years ago.. just my property taxs will save me 1k a month compared to Oregon..
