I have significant enough assets and capital that I can make a few loans while still maintaining a healthy stock portfolio to keep my money working for me. 

Self-Employment Opportunities: Would it make sense to start a side business related to my rental properties (such as property management) to access more deductions?

I have 1000 sqft so $250k.if I have no GC and manage all the subcontractors I will not have a Rolodex so have to find subcontractors and I’m sure there are a million other complexities.

And even far less succeed with a multifamily real estate portfolio.

What does it look like to scale a portfolio in Europe?

These are 2-bedroom, 1-bathroom properties that I had originally planned to keep in my rental portfolio, but my plans changed.

The place where you can add value with no money is a situation like: you find project A, it is a 120k purchase and it should need 80k rehab but you can get rehab done for 65k cause you can do some of the work and you know how to save on materials and you can manage the rehab. 

If you self manage short-term rentals it's well within reach. 

I do construction management for investors and I usually find them good contractors at good prices.
