Other than the ideas above, some of the other ways you can screen- is via communication.

Usually, tenants are receptive to the idea but I also wonder if tenants with a higher credit score care less about this feature than ones with a lower credit score who are actively working to rebuild their credit?

We started looking at coaching programs and some of these things just seem ridiculous at 20-40 grand, and some seem more like life coaching programs as opposed to real estate programs. we don't want to syndicate we really would just like to find someone that we can bounce deals / ideas off of and have them assist in underwriting and giving us a better sense of security that we are doing the right thing.

I like storage units, that's actually a good idea I didn't think about at first. 

You should talk with lenders to get an idea of what you can actually afford though it doesn't really matter if you talk with an agent first since most agents will have lender recommendations.

I really like the idea of starting with my existing network and attending local meetups.
