And that's including some very lucky breaks where we bought properties with sub 3% lending before the pricing jumps in 2021 and 2022.

There are a few banks that offer lending, but the terms are terrible.

Currently I have three doors, am private lending for two land/new construction homes, and looking to grow! 

Mobile lenders also do not seem to want to lend on it due to the mixed nature of it.

You could also possibly partner with a relative who knows / trusts you to make up for any shortcomings you may have.After that, presuming you have good credit, you can go to a mortgage broker and they will evaluate your credit and financial "worthiness" against their requirements for their lenders to lend to you.  

Another option would be to speak with your tax person about the requirements and expense involved in lending the cash to the llc when needed.
