RobThe first thing that strikes me when I read some of these posts are the greedy people who point fingers at the other side.

So, I purchased a MH in my park 2 weeks ago from a lady that couldn't afford to live there anymore.

So, when this lady applied, I relaxed my screening and on top of that, the government(Section 8) paid 100% of her rent. 

Thus investing locally for me only makes sense if its in line with my goal of cash flow, to help bring me closer to the next property.If your goal is cash flow to retire, you've got 66% of your business giving you the middle finger on that goal right now.
