If you are working with a reputable company, then you buy the property, hold the property and look up 7-10 years down the road and have a home that has increased in value and a debt that has been reduced by your renter.   

Nine  states are COMMUNITY PROPERTY STATES, where all property accumulated during the marriage, OR the INCREASE in value of existing separate property (property accumulated prior to the marriage), is considered community property which can only be divided 50/50, UNLESS the division is made to offset some other imbalance .  

If the note holder purchased the note at a discount he can accelerate his profits and increase his ROI by offering the borrower an incentive to pay off the note early, or to make e extra payments.

There are other communities that would have better opportunities to cash flow.Although there is no guarantee of future income on any STR, I believe that 2025/2026 we will see a good increase in travel, mainly due to EPIC opening and the overall attitude of 'the people' coming off of the election.

I don't know how much the $ impact is of your rate increase, but how much are you increasing rents?

I would also increase your underwriting rehab estimate number by 15-20% since most renovations go over budget.
