(you call Adee Do and find out Adee Don't).How close is it to the main commercial corridor (in Crenshaw, the Crenshaw business corridor" AKA the heart of African American commerce in Los Angeles").How familiar are you with the culture of that area (know your customers, and know what they want for their rent money/voucher).Is the graffiti load mainly tagging or is it gang related?

I really like the long term prospects for this property and the surrounding neighborhood, so I really like holding the property as a plex. the long term value of holding one of the few multis in the area would be immense.

My criteria is that the applicant has the income to qualify which often means slightly more than the 1/3 conventional ratio (check census data on African American rental expense ratio).  

Any advice (other than to go get a lawyer) would be immensely appreciated.
