This week I hosted my first Zoom training on the topic of Underwriting.Here’s one of the slides I wanted to share with everyone.

I was just into about my 20th new build in a 90 home project when this happened to us.. lumber packages did not quite 3X but they certianly went up 2X along with a host of other components.. the one benefit we had was we could have lumber escalation clauses in our contracts that passed this on to the buyer..

The residents do not cause problems, they are generally on social security so if you give them a 5% discount they will pay their rent a year in advance, and they will host fundraisers to improve "their" clubhouse.

Switched firms recently and still adjusting and making far less than I did with my previous firm.
