Looking for suggestions from people who have done this kind of stuff before

Cheers guys, looking forward to reading some good stuff from all you "lunatics" that broke out of the rat race!

Because the majority of us don't trust anyone because everyone is peddling fake stuff.

Just a bunch of uneducated dudes slappin whack stuff up on Facebook marketplace.

As others have said I don’t travel to exotic locations to invest, my stuff is fairly local so the actual need for a business meal is low.

Like the previous posters said, a lot depends on the property type and strategy used.Generally speaking, Zillow is all you need if you're doing LTR, Furnished Finder for MTR, and Airbnb/VRBO for STR.People WAY overthink this stuff.

For one project I had a GC submit a bid that was $500K less than anyone else, but they didn't follow the bidform, and when I looked closely they omitted a whole bunch of stuff. 

It’s like a Celsius but better and no crap in it (be careful, this stuff is powerful).

As to the other stuff, I can't help.  

So I've found the CSR's will constantly say stuff that wouldn't require a reply to try and get the chat to time out so they don't have to tell me they either can't figure out the issue or can't do anything about it, hoping if I time out of the chat (there's no way to pick it up, no way to have them email you a transcript, etc) that I'll just give up.
