Disposal of fluids can be done properly, it's when they aren't you can have an issue.Noise is another issue to be covered generally, so revving up an engine constantly (as if they think they know what they are doing as old hot roders did) can be a noise issue.My lease prevented the tenant from keeping any inoperable machinery on premises or parts thereof, which meant all vehicles, lawn mowers or any gadget had to be operable, vehicles had to be titled, licensed and insured.The outside had to be free of clutter, trash, salvage or personal property not designed specifically as lawn furniture or for outdoor cooking and such was to be stored from view from the street when not in use.Those types of covenants will take care of a vehicle on blocks or an engine sitting in the yard.I wouldn't say anything about some minor repair being made to a vehicle, where do you draw the line, changing a windshield wiper or adding fluids or pulling the transmission. so long as it's done in the day and operable, doesn't cause toxics to spill, doesn't produce unwanted annoying noises, isn't a safety issue, is kept clean and neat, what's the issue?

How do I get them to resolve easy things and not call me every time they hear a creek or odd noise?

I've also never worked with a lender before, i've always just used my own cash.I'm young, and don't mind putting my money where my mouth is, but i'd hate to lose all that i've been able to grind up.

On the other hand, you *generally* have more turnover (families are less likely to stay in a MFH long term, singles turn into couples and need more space, couples turn into families and need more space), and tenant disagreements/noise/he's stomping around up there/playing loud music/cooking stinky food complaints are more common. 

I've been told that residential real estate has very bad hours (evenings, weekends, etc) and can be a grind to make a decent living. 

Some really high income areas you might get away with covering most of it but not the poor to average areas.The same workers that make a big noise about wanting 15 dollars an hour for filliping burgers will want that burger still for 2 dollars.

I have sold many condos and have only had clients have issues with making interior changes if the change would negatively impact a neighbor, cause noise at inconvenient times or in the Pearl where there are can be a lot of restrictions on interior changes as they can cause structural issues (for example some buildings don't allow you to hang heavy items with maully bolts because of building envelope issues).  

Get a big dog who enjoys barking at noises and strangers4.

You can also look at getting some cheap door and window sensors that just make noise once something is opened.

Indoors = no noise, no construction traffic, no hazards to public, no run-off, no overhead, no-temp. facilities, no injuries, no supervision, no crews, none of my active participation.
