I know a few of the HML out on the west will do something similar mainly the guys out of Seattle and maybe Vestus but those are HML rates my bank LOC's are 4.5 to 5% with annual roll over of a point ..

@S Lord As @Anthony Wick say, you need to deposit it (or equivalent funds) into a rollover IRA within 60 days of the date the check was issued.

It would allow you to borrow a limited amount of your current plan for your own use (i.e. such as your personal flip), and the balance could be invested at arms' length into real estate, private lending, etc.Another option would be a Rollover as Business Startup or ROBS plan.
