I too am concerned that the market may be too expensive for a traditional flip, but that could also just be a general fear of starting.  

But I think we need to go far beyond mere "compliance out of fear."  

I also need to confront my greatest fear - technology (I'm techno-phobic).

My main issue is getting over the fear of asking.

We had to exit the unit and put on a respirator to enter for fear of inhaling toxic chemicals.

Literally, it went from super high tax to super low next day.Prop 13 is a huge reason why families could move up, without it the taxes created such a burden that one could not afford to move or improve for fear of getting taxed to death.

The rent is hardly increased by volume (offset by heating in any case), only living space really counts.A mezzanine would sound attractive, but there are building restrictions and I fear the structure won't support them.

But in the meantime, maybe you could help folks understand how you were able to overcome your fear of making a mistake.

Our biggest fear is the property sitting empty.
