Another strategy is "Subject To."

The BRRR is a great strategy, but you will have to search hard to find a distressed duplex that you’re able to force appreciation on in this neck of the woods.

This is Subject-To.We can make it more complicated by combining some elements of these different financing strategies.

Also, have you considered a specific investment strategy (e.g. rentals, fix & flips)?

California is the only state that has essentially put a rent control type of restriction on home owner insurance premiums.
