I have a degree in Mechanical Engineering with an emphasis in thermodynamics and heat transfer from one of the top half dozen engineering schools in the country. 

Thus, if a corporation credits its employees with bonus stock...Emphasis added to all citations above.It's pretty clear IMO. 

I love the emphasis on "Referrals" and I think sometimes its just great to go back to the basics.

Meaning once your tenant hits "send", it will be in your account in 3-5 business days (emphasis on business days so can be longer with weekends or holidays). 

Just some info about me that could be pertinent: My main objective for investing is cash flow with an emphasis on buy and hold.

I hate this stuff because I like to be nice and friendly, but some people only understand mean.Jonathan I'm sorry I was more of a knee jerk reaction, emphasis on jerk.

If so I would put more emphasis on higher cash flow.

I will tell you that while I place a heavy emphasis on the market numbers, I place just as much of an emphasis on where I have the best team. 

However, if you've become very experienced in negotiating and determining value in a market yourself, then it saves a few bucks when negotiating off market deals.I don't see why people put so much emphasis on avoiding a commission. 

What I'm getting from this is to put less emphasis on adjusting comps and more on finding the most similar comps within a reasonable radius.
