Take a look again at your FF and AirBnB listings to see if there is any room to shake up the description to show off that you understand the needs and wants of travelers.

so comparing miami to ohio or kansas or iowa is very wrong in my own opinion, because you are comparing diet coke with unsweetened tea, once the economy created its own pattern of success , comparing it to other town would not be accurate becoz the methodology of understanding the phenomenon has not been researched yet.like california is now the strongest market in usa although price wise it is the second highest and huge pop declines.

@Jay Hinrichs thanks, it's very helpful to understand the ways this may play out. the bottom line is that, at this point, i can't count on either owning the property outright or getting my funds back until 30 days AFTER the judge approves the sale.  

Hey Celine, from my understanding its very difficult to grow a portfolio of short term rentals using the BRRRR method as an out of state investor.

That attorney should have creditor rights background in the state to understand what you can and cannot do. 

As for STRs in Hawaii, it’s my understanding that the laws here are making it more challenging.

Just understand it’ll be a bit slower. 

Seems like the few people I talked to that are selling land in Florida are trying to sell it above retail without understanding that most of their potential buyers are going to be builders. do Not buy land in FLA without doing full due diligence  on all aspects . there are environmental gotchas that you need to fully suss out prior to waiving due diligence
