These have too much exposure and competition.I drive by every property that I am willing to bid on.In SC I get a deed and own the property.  

@Geremy Rosenberg one of the best rules I was ever taught - "An investor makes their money when they buy".Negotiate hard on reducing the sales price because even if you get bids from contractors, there are ALWAYS surprises that drive up the rehab costs.

I think i remember reading that you can also demonstrate accreditation status by working in some capacity for the syndicator, or also by working "meaningfully" in real estate anywhere in some capacity, and these don't have a dollar value ie. the 300k joint filing or 1Meg net worth threshold. but the amount of due diligence required to invest in a private syndication is/should be a lot, which always are more opaque than a public RE investment, like REITs, is something you may want to avoid until you have been involved in RE directly for some timeconsider mortgageREITs, eg.

Now this one obviously given the price is above that.. but still market flooded with inventory will drive prices right on down.  

You'll have to convince private money investors you have the knowledge, skills, talents, expertise and drive to help their money do just that.
