I won't say never, but 1% rule on small multifamily in DFW is so rare, I probably wouldn't even dream of that in today's market.

There’s a whole lot more thinking necessary than just stumbling across a YouTube video and being enticed by a change in lifestyle dream.  

I would be eliminating bad debt and high interest credit cards that I had to use to do some repairs.
