I need to understand how I can waive any liability on me if their kid, dog, friend, relative or neighbor drowns in the pool.

My PM told me that they cannot take care of the house any more, the dogs pee inside, The carpet needs to go, the concrete needs to be treated.

Regulators frown on that sort of behavior.

Our issue is our dog.

They have pools, gyms, dog parks and a "study area" but they don't have jungle gyms, slides etc.

When offering birddogging services, do you have the person requesting the bird dogging services sign a contract to make sure you get your finders fee or is it just a word of mouth thing?

My company may be going there in 2019, I look forward to getting proper hot dogs again!  

I think it’s to my advantage at some point because, I get to see what’s going on in the units and behavior of the tenants. 

The tenant agreed to leave the day for the court date, remove his belonging and give me the keys if I didn't go to court and get a judgement.I cleaned the place out, have spent 3 solid days getting the dog urine smell out of 2 rooms. 

Tenant wasn't paying rent, brought a "service dog" into the home without consent and again, left the place completely trashed.
