Agreed, also the main factor is whether this product still fits their investment portfolio, if its crossed, they won't disrupt the entire portfolio just to make a $100k.My experience in getting REITs to sell is to really do your homework and show that this property (and others) don't fit their investment thesis anymore.

I've gone through trying and failing many times, but I also have experience being a general manager at 2 commercial real estate properties for several years, until I left to an acquisitions firm that Id rather not even mention on a resume.I have been around the disruptive startup scene (did a tech startup that failed early), and I have experience in managing commercial properties.

Let me give you some examples, to show that it's not just as simple as college / mall is a good place to locate:College town: vacancy is in February ... you are less likely to get a college tenant until the summer season turnover (this goes with season argument) Price: If you are $100 - $200 below market rates, then it will obviously be easier to fill than one that is at market rateIndustry: If the town/city is dependent on one industry, then it will be great when that industry is booming ... but not if disruption happens in the industryMacro-economic trends: If the economy is doing poorly, then being located near a mall makes no difference.

It's great to get them done with the tenant in place, but both are pretty disruptive and neither are cosmetic thins that the tenant can help personalize or particularly enjoy.

Foreigners snap up record number of US homesIn regards to younger generations renting more, it could be more of a lifestyle, though the amount of student loans will be a huge issue.In my opinion, the $4.5 trillion balance sheet on the fed will be more disruptive.
