I think in Austin, you could find solid young professionals, but a lot of owners of room hacks/house hacks find it difficult to separate owner to tenant and co-tenant relationships.

It is quite difficult to say. 

You mentioned they are also doing a capital call, that is a difficult thing to contend with and, in my opinion, the decision to participate is going to depend on the operator and their communication.  

First, it was difficult for lenders to identify which of their loans were being sold subject to as county recording information  was  not easily accessible.

While it is difficult to find like minded people my age, and that way grow as a team and start from the same starting line.

As Ty said above holding each property in its own LLC limits liability significantly, however it can be difficult to manage and maintain the corporate vail by keeping each LLC's finances separate. 

With no experience and no money of their own, it'll be difficult to find a PML who will provide you $50K to $100K or more due to the risk.
