I don't think this is a scam, but I am concerned with the underwriting procedures for their properties.  

I get up an hour earlier so I can workout, do my devotions and get my head on straight for the day.

But I agree, we need to do some more networking or direct marketing to locate better off-market deals, something we need to devote more time too. 

There are too many horror stories about money laundering, scams in the business realm and I do not want to be a statistic.

They declined and said it's not "industry standard" and they won't pay more until after work has been completed....Are we about to get scammed here?

I have found very few of those that are accurate and I don't know if it is ignorance or if they are running a scam.  

And many of them are total scams that never do any of those things for you and just charge you to pay your bills for you.Prices are softening in the DFW area, and with interest rates set to rise I think prices will continue to bump along or maybe even decline in some areas. 

No, I am looking, but so far I think they are all scams.

I'm also curious to hear how much time you devote to wholesaling.

Looking at real numbers, 3.75% interest is actually more like 80% interest after 30 years and is front loaded (WHAT A SCAM!)
