Unfortunately I already sold the car so the first suggestion is not an option for me.The second option would defeat the purpose of leasing because it would require all of the capital up front.The reason for me wanting to lease would be to do a $0 down and low monthly payment for minimal cash outlay.

No doubt I will stabilize the property and make it profitable, but this totally defeats the purpose of buying turnkey and leaves a sour taste in my mouth.
