It's not dedicated to a single unit and can be used by both units.

Very nice, I'm looking at doing my first rehab on a mobile home rental.

It is a Co Op there is no HOA however there is a recurring monthly maintenance fee of $287 per month, the co-op shares which are based on the price of selected lot or home sites current pricing is set at $20,000 per lot, the homes are manufactured or mobile homes new ones start at $100K .......the $28K she is asking for includes both the co op share/lot and home.

Simple thought; likely a simple answer.I'm in Alaska, and there are a good amount of mobile homes / modular homes/ trailer houses on land.

It's fair to assume that every number in a proforma from a seller and her agent is groomed, even if they appear to be providing numbers down to the penny.I recently made an offer on a mobile home park that was listed with a CAP rate of 7.5, an huge number that causes a stampede in California.

Currently old house and mobile home being torn out/down.  

@Nirmal KhanderiaI don't know to much about mobile homes, so ARV and rehab costs are gonna be inaccurate if i judge them.

You can either be at home or not, just have a dedicated workplace that you can work in.
