I might sink or bob up and down the first time, but I make sure I damn well swim the 2nd and 3rd times, etc. 

Your increase in outstanding debt and the type of loans you have in place will affect your score as well. 

(you decide this figure...I usually ask for 4x) times the stated rent and show no negative credit reports and co-signer must be US Citizen or legal resident.Will you deny rental if any of these are on the applicants credit/rental history:---past due rent or an outstanding balance ---prior/current landlord gives a negative reference or refuses to give a reference ---Three (3) or more 72-hour notices within a period of one year ---Three (3) or more NSF checks within a period of one year.

This forum is outstanding (wish they had something like this in construction 14 yrs ago) I welcome any advice you may have and I promise to reciprocate any info that I discover. 

If they have collected any, that would of course go toward the unpaid bill but may not cover all of it.If the tenant is evicted, or even leaves with notice, and the water bill is not paid , I, the owner will be responsible and water service can not be turned on for new tenants until the outstanding bill is paid by the owner.

Hi Mark, The payoff of a seller's note 3 years later is not considered to be a sale of real estate but merely a payoff of an outstanding debt, so it would not qualify for 1031 Exchange treatment at the end of 3 years. 

The last 1 we put in had A LOT of dried thinset, grout, paint, etc in it (damn contractors) and it cleaned up perfectly.
